During the summer of 2006, I worked with David on the sale of a piece of property in that my husband inherited from his parents. Initially, we considered selling the property in its run-down condition, without dealing with the hassle of fixing it up. However, upon meeting with David he explained the benefits of investing a minimal amount of money and time. I managed a superficial remodel of the residence, investing less than $15,000.00. We profited over 200,000.00 form this decision, thanks to David’s guidance.
The sale of this property occurred months after both of my husband’s parents passed away, only three weeks apart. My husband grew up in the residence and his parents owned the property for over 30 years. Needless to say, my husband was extremely emotional the details and overall negotiation of the sale. Throughout the process, David was courteous, professional and at all times sensitive to the situation. Shortly thereafter, in November of 2006, my husband and I found the home of our dreams. At the time, we were on our honeymoon; however, we quickly enlisted David as our real estate agent to pursue securing a purchase contract with the sellers. After endless negotiations, on the eve that we entered into a purchase contract, the sellers backed out. We were thrilled by the money we saved. David knew exactly when to push the sellers and when to back off.
After we purchased the new house, we needed to quickly sell our other house. David sat down with us with comparable sales from every single house in the immediate and extended area. We again followed his guidance and invested a minimal amount of money for a modest fix-up. David marketed the house beautifully. We had an amazing response and entered into a contract within the first week it was on the market. David sold the house for over $100,000 more than we had purchased it, less than one year before.
